Our Process

Each project is unique and each investor equally unique. While all projects are different, there are many common threads. When you invest with Pilot, you can expect a process like this. We:

STEP ONE

Secure capital and find a unique property.

STEP TWO

Engage with an architect to layout the plan.

STEP THREE

Go through city channels to get approvals and permits.

STEP FOUR

Hire and manage all trades needed throughout the job, establish a schedule, and set the budget.

STEP FIVE

Conduct weekly or bi-weekly scope and schedule monitoring to ensure schedule is on track and delays are mitigated.

STEP SIX

Review contractor invoices upon submission for accuracy in pricing and scope. Prior to any payment being released, we verify billed items against the progress completed and original budget.

STEP SEVEN

Conduct regular inspections to ensure quality control on workmanship as part of the weekly/bi-weekly site visits.

STEP EIGHT

Sign-off upon completion.

Creating Value

Once a trade is completed, our experienced project manager performs an inspection to ensure there are no deficiencies. Following that, a signoff and release will be given to the contractor. As an investor, you can be as involved or uninvolved as you want to be. You’ll be looped in throughout the entire process, and can give input at any time. You’re welcome to just sit back and collect your checks, too.

We always leave a property with far more value than it began. Providing a significant return to our investors by seeking out unique types of projects is what we’re best at. We do things differently, and it pays off, literally.
